Buyers and Sellers Beware

San Diego homes are moving higher in price and the competitive real estate market has some things that buyers and sellers may need to be made aware.

Based on a recent article published by First Republic Bank, San Diego homes are trending higher on a year to year basis as seen on this graph. Prices in some areas have increase in the last quarter by 2.2% compared to this time last year.

Right now because of the low inventory, there may be multiple offers and one should expect to buy at the asking price. 

Be sure and hire an experienced and knowledgeable agent you can trust.  Some buyers believe that buying only from the sales agent is the way to save money as they think the agent will negotiate down their commission easily.  To the contrary in many cases...some agents who sell both sides of the transaction manipulate the situtation so that customers believe they are getting a better deal, but, when in fact, they are not.

Seller's beware...your agent may not be telling you about all of the interest you have received on your property and may present only the buyer's they have obtained .

Buyer's beware...if you are not using an agent to "cover your back", you could be missing important negotiating strategies an expert would know and you may not.
