Making an Offer and Making it Stick

Many homebuyers want to know how they can make an offer on a home for sale in Encinitas and make it stick, especially in a competitive market with low inventory.

As a real estate agent in Encinitas for over 20 years here are a few tips on how to make your offer stick.

Realistic Pricing

The first step you should take is setting your financials in order and getting preapprroved for a loan. This will allow you to judge how much you can afford on a home and how high of an offer you can make should you end up in a bidding war on your ideal home.

Discuss a realistic offering price with your agent. This price is based on several factors including similar houses purchased in the neighborhood in the past several months, any additional features or updates that could increase the price of the home and how much demand is expected on the particular piece of real estate. Competitive, but realistic, bidding based on market knowledge is the key.

Elements of the Offer

Items that you need to include in an offer range from basic elements such as the address and legal description of the property to the type of deed that will be granted. These are just a few examples of what need to be included in the offer:
  • Sales price
  • Sales terms (whether the offer is being financed or is intended to be an all-cash transaction)
  • Promise of a clear title to ownership for the buyer
  • The target closing date
  • Financing and inspection contingencies
Including all necessary elements is crucial in making the offer a legally binding contract.

DO NOT rely on verbal offers or agreements and always make sure that your offers are in writing.

Following these few simple tips and utilizing the skills of an Encinitas real estate agent will help you make your offer on a home for sale stick.
