February Market Round Up: 72 Homes for Sale in Encinitas

Year-over median price in North San Diego County increased 16.25 percent

Encinitas - currently has 72 single family detached homes active on the market with only 4 homes of those homes under $700,000. Encinitas saw 23 homes sell in January with an average sales price of $1,170,152. Average market time is currently 78 days.

Interest rates remain at all time record lows. However, a one-point increase can raise your monthly mortgage payment. Based on a $600,000 loan balance, if interest rates were to go up by one percent, that would be the difference between a $2,864 monthly payment or a $3,220 a month payment. 

Detached homes in North County decreased 5.01 percent in January 2013 to $465,000 compared to $489,500 in December 2012. Year-over median price in North San Diego County increased 16.25 percent compared to $400,000 reported in January 2012. Year-over median price has increased six straight months, with the last five months exceeding 10 percent.
